Overlay vs. Mill & Overlay vs. Full Replacement

Choosing the right approach depends on your parking lot's condition, not just your budget.

MethodBest ForExpected LifeCost Range
OverlayGood surface, sound base8–12 years$2–$7/sq ft
Mill & OverlayFair-to-poor surface, sound base12–18 years$3–$9.50/sq ft
Full ReplacementBase failure, widespread alligator cracks20–30 years$6–$14/sq ft

When overlay works

The existing asphalt surface is oxidized or has hairline cracking, but the base is sound and drainage is adequate. Overlay raises the pavement elevation — check curbs and drainage inlets.

When to mill first

Mill & overlay is preferred when drainage grades must be maintained, existing surface defects are significant, or the lot has previously been overlaid. Milling adds cost but delivers a better result.

When to replace

Base failure (soft spots, pumping, severe alligator cracking) means overlay will fail quickly. Full replacement is cheaper long-term than overlaying and replacing again in 3–5 years.

Frequently Asked Questions

How much does it cost to resurface a parking lot?▼

Parking lot resurfacing costs $2–$8 per square foot depending on project type and region. A simple asphalt overlay runs $2–$6/sq ft. Mill and overlay runs $3–$8.50/sq ft. Full remove and replace runs $6–$14/sq ft. A 50,000 sq ft lot typically costs $100,000–$300,000 for mill and overlay.

How often should a parking lot be resurfaced?▼

Most commercial parking lots need resurfacing every 15–25 years with proper maintenance. Without regular sealcoating and crack filling, resurfacing may be needed in 10–12 years. Regular preventive maintenance significantly extends the interval.

What is the difference between overlay and mill and overlay?▼

An overlay adds 1.5–2 inches of new asphalt over the existing surface — fast, lower cost, but raises the surface grade. Mill and overlay grinds off 1–2 inches first, then installs new asphalt at the same grade — maintains drainage, removes surface defects, and produces a better long-term result.

How long does parking lot resurfacing take?▼

A simple overlay for a 20,000–50,000 sq ft lot typically takes 1–2 days. Mill and overlay for the same size takes 1–3 days. Full replacement with base work takes 2–5 days. Curing time before reopening to traffic is typically 24–48 hours.

What preparation is needed before resurfacing a parking lot?▼

Before resurfacing: clean the surface (remove debris, vegetation, oil stains), perform any necessary base repairs, address drainage issues, and apply tack coat before new asphalt. For mill & overlay, cold milling is done first. Proper preparation is critical — shortcuts cause premature failure.
